We are set to commence rectification work on the fire dampers within the Caley Building starting Monday 26th August 2024 and concluding on Friday 8th November 2024.
As many of you are aware, this undertaking is crucial to comply with the Fire Order issued by the Sydney City Council in August 2022. To facilitate these repairs, we will need access to the ceilings in each unit’s bathroom and/or laundry areas.
Following extensive discussions with the Strata Committee, the awarded contractor, Bowsers Fire Protection, will assign two fire technicians over a period of 10 weeks. It is important to note that many of the fire dampers are currently either very difficult to access or completely inaccessible.
To make the necessary repairs or replacements, additional access will be required by enlarging the current manhole/hatches. Upon completion of the fire damper works, Building Management will organise tradesmen to install a flush-set access panel (like for like) and repaint the area. To achieve the best result, tradesmen will need to access your apartment on three separate occasions, each for no more than 1.5 hours. Further information, including details of the works to be carried out, will be provided throughout the project.
These works will ensure future serviceability and allow inspections to comply with the Annual Fire Safety Statement.
The Bowsers technicians will ensure your apartment is left in its original state upon completion. They will require access to each unit from 8 AM each day throughout the duration of the works.
