All pets must be approved by the Executive Committee of your Strata. You can access the application form on this site, through MyBos or from the Building Management office. By completing the form you agree to the pet approval conditions with the main ones being:

  • All pets being kept on the premises must be approved by the Executive Committee.
  • Pets must be on a leash or be carried at all times when on the complex and outside of your residence. This includes grass areas, corridors and the car park. Pets are not allowed in the pool area.
  • Pets must not disturb other residents with ongoing noise.
  • If your pet goes to the toilet or causes any other mess on common property, including the lawns, please act responsibly and clean up the mess.

Building By-Laws

By-laws are rules that are made by the Owners Corporations to regulate the behaviour of owners, residents and tenants in the strata scheme. By-laws can cover a wide range of issues, including noise, parking, the keeping of pets and the use of common property. By-laws must be reasonable and consistent with the strata laws in NSW.

Who's responsible?

In most strata schemes, the lot owner owns the airspace and everything in it within the boundary of the apartment. They don’t own the main structure of the building. The Owners Corporation is responsible for the repair and maintenance of common property. This guide provides a list of items found within a building that could generally be considered common property.
